If you're planning on putting your home on the market, real estate agents suggest fixing it up first.
"One of the most important things you can do is to have your home in excellent condition when buyers visit," said Scott Hartis. Hartis is an agent with HM Properties and has listed many homes around Charlotte. He cautions his clients that buyers notice everything, so an important step to take is to spruce up your home.

Uptown Charlotte is dotted with construction projects right now. The skyline is changing rapidly as new towers take shape and inch their way higher above the ground. But the first residential skyscraper to be completed is Courtside. Developer, Boulevard Centro tags their project as the tower that started it all. Completed back in March of 2006, the 16-story building offers amazing views of the city, a hip, urban setting, and complex architecture that is eye catching to onlookers at any and every angle. "Boulevard Centro did a good job making each side of the building distinct in architectural appearance," says Scott Hartis, a Charlotte-based Realtor® with [HM Properties] whose niche is the uptown market. "It seems like many developers tend to make a building either uniformly shaped all the way around a building. Sometimes they will make the front match the back and then the two sides match each other. With Courtside though, the front is very different than the back of the building."

The saying "going vertical" often used by builders defines the actual construction of a home or building. However, this terminology also explains, literally, what direction condominiums are taking in metropolitan areas around the country. Charlotte is no exception as the number of high-rises and mid-rises continues to climb. But what is fueling this trend? In Charlotte's case, it is not necessarily a problem of maximum density. The city is growing at a rapid rate, but space is not quite filled. Bobby Drakeford, Development Director with The Drakeford Company, explains why, "Right now, in some cities, there is no parking for some housing units and that is unheard of, of course, in this market. In some cities, there is on-street parking or parking controlled by third parties where building owners have to secure their own parking. When we start to see that, that is when we will really start maximizing our density."

Scott Hartis is a Broker with [HM Properties] here in Charlotte specializing in the Uptown area. Hartis has actually been around real estate for most of his life. His father owned a construction and remodeling company that built homes all over Charlotte. Hartis started selling real estate just out of college by working for a national builder in Raleigh, NC. After two years, he moved back to Charlotte and worked in sales. Fast forward five years, he started a general brokerage company in Charleston, SC. Hartis found the Charleston lifestyle a little too slow paced and ended up back in Charlotte.

Throughout Charlotte the townhome and condominium market is in such a state of proliferation that it’s becoming gradually more arduous to keep track of all the new projects. Doug Smith, Business columnist for The Charlotte Observer, has reported that seven high-rise residential projects have been announced in the past 10 months for just the uptown area alone.
