Uptown Charlotte is dotted with construction projects right now. The skyline is changing rapidly as new towers take shape and inch their way higher above the ground. But the first residential skyscraper to be completed is Courtside. Developer, Boulevard Centro tags their project as the tower that started it all. Completed back in March of 2006, the 16-story building offers amazing views of the city, a hip, urban setting, and complex architecture that is eye catching to onlookers at any and every angle. "Boulevard Centro did a good job making each side of the building distinct in architectural appearance," says Scott Hartis, a Charlotte-based Realtor® with [HM Properties] whose niche is the uptown market. "It seems like many developers tend to make a building either uniformly shaped all the way around a building. Sometimes they will make the front match the back and then the two sides match each other. With Courtside though, the front is very different than the back of the building."
Another interesting aspect of Courtside's design is the roof-top terrace. Complete with grilling stations for cooking and entertaining, this patio in the sky creates a 360 degree view of Charlotte from nearly 187 ft. above the ground. When the project was announced and construction began back in 2005, such views from your kitchen, living room, or bedroom were not common. Units in Courtside quickly sold to buyers who were attracted to the idea of living in such an urban landscape. The location, at the corner of East 6th Street and North Caldwell Street in the First Ward neighborhood, has only increased in value over time. Courtside is centrally located in uptown making it convenient to many of the city's attractions. The Bobcats Arena is only one block away. Slightly further, construction is underway on the future entertainment destination, the EpiCentre Complex, as well as on future stops for the new light rail line. Courtside has a distinctive presence among Charlotte's high-rises. The design culminates into a fin-shape design that rises above the rooftop. It's a striking example of an original creation and a varied take on the local skyline. Meanwhile, the homes inside the building offer living space ranging from 589 sq. ft. to 1,951 sq. ft. Tall ceilings are the norm here where the designers chose to leave the HVAC ducting exposed aiding in creating Courtside's urban loft feel. The living rooms feature floor to ceiling glass opening the home to spectacular scenery. Meanwhile, the first six floors contain parking as well as several thousand square feet of retail space that is located on the ground level. So popular were the condos that, according to Hartis, no more units are for sale from the original owner. However, there are several that are on the market as resales. In total, 14 units are on the market, but Hartis says that number is not a whole lot. "…Keep in mind that five percent to 10 percent of the total number of units (in a building or even a subdivision of single family homes) now being listed at any given time is pretty normal. So, with 14 on the market, that number is actually pretty low." |
