               You get your home listed in the MLS, which exposes your property to Realtors®

               You qualify "lookers" to see if they can qualify for your home
               You follow-up with each "looker" to see what they thought of your home (get feedback)
               You prepare the purchase offer or hire an attorney to prepare it for you

               You coordinate the buyer's appraiser appointment
               You negotiate any repairs directly with the buyer
               You negotiate with the buyer directly with their offer

Sell using a full service real estate broker:
      Pros: Your agent will consult with you on true market price
              Your agent will coordinate all showings with qualified buyers
              Your agent will advertise your property more efficiently and in more places than you could
              on your own
              Your agent will follow up on each showing to determine feedback from buyers
              Your agent will help negotiate the terms of the purchase offer
              Your agent will coordinate the buyer's appraiser appointment
              Your agent will negotiate any requested repairs
     Cons: You will pay a real estate commission to your broker for his/her services
