The Vue, new condos and lofts in Uptown Charlotte


This past week I had the opportunity to take a “hard hat” tour of The Vue condos and lofts in Uptown Charlotte. They are about one month from receiving their C.O. (certificate of occupancy) that will allow them to start having buyers close on the condos. This video is of the building, their amenity deck (pool, gym, sport court, etc.) and one of the loft style condos.

First pictures of inside The VUE


This past Thursday evening, I attended a V.I.P. Hard Hat Realtor tour in The Vue. I was one of only about six Realtors that got this special preview. It was a lot of fun to get to go up in the construction elevator and walk through The Vue, even if we were only four stories up! The pictures above are of the building in its current state and also of the model home unit that I toured. Here are some quick details on the only currently completed model home (residence #401):

  • Even though the building is still under construction, Allen Owens of The Lavish Palm Designs has done a terrific job of making the model home feel like a real home. I’m excited to see what Allen does with the remaining model homes and common space, which he will also be designing.

    The Garrison at Graham condos in Fourth Ward, Uptown Charlotte, are really starting to move along. In the picture above, you can see that the windows are already installed, so the outside shell is almost complete.

    Condos in The Garrison at Graham will be two level lofts with high-end finishes including hardwood floors and designer kitchens, while still keeping an industrial feel with exposed ductwork.

    Affordable condos in Uptown Charlotte…

    Have you been searching for a new condo in Uptown Charlotte and just can’t seem to find one that “fits the bill?” Well, Elizabeth Phares with Centro City Works (formerly Boulevard Centro) gave me a tour of Quarterside about a week ago and they still have quite a few affordable condos available.

    Quarterside currently consists of three buildings, with the possibility of one additional building in the near future. The three buildings currently being built each have different names: The Quad, The Ledge, and The Row. Of these buildings, Centro City Works is currently selling in both The Quad and The Ledge.

    Prices of the available condos in The Quad range from $137,600 for a one bedroom one bath condo up to $329,900 for a multi-level, one bedroom, one and a half bath, with study condo.

    Prices of the available condos in The Ledge range from $142,500 for a studio up to $338,750 for a two bedroom two bath.

    If you have ever been in a Centro City Works development, the finishes and floorplans are similar to developments they have completed in the past. They are well designed and a good value for the space.

    One of the most exciting components of the Quarterside development is the inclusion of commercial real estate. Tenants haven’t been finalized, but there have been rumblings about a sports bar, a restaurant, and a coffee bar. Again, none of the tenants are finalized, but its exciting to know that First Ward is looking to have additional places to dine and entertain without having to actually make your way to the heart of uptown.

    The Vue is progressing…

    While I was on the Friends of Fourth Ward Holiday Tour this past weekend, I was able to get a good look at Fourth Ward’s newest luxury high-rise, The Vue, from both the ground and the air. It is really starting to take shape as they add more floors and the exterior glass. When I spoke to the developers a few weeks ago, they mentioned that their goal is to add one story per week on the building. So, without any major delays, The Vue should begin to dwarf its neighbor, Fifth and Poplar, pretty soon.

    There are still condos available in various sizes and price ranges in The Vue, but as it nears completion, I’m sure both the demand and the prices will increase. If you would like additional information on this development, while you can still get excellent pricing and availability, email me.

    Update on Center City Green

    Back in July, I updated everyone about the start of construction of Center City Green. Well, they are definitely making progress now. In this picture, taken at the end of this past week, you can see the progress being made at the site.

    Is Center City Green finally beginning construction?

    Remember when I mentioned back in April that we might have a permanent farmers market Uptown? Well, it looks like they might have finally started construction on it. I took this picture this past weekend from the Seventh Street Station and it appears that either this area is being used as a staging area for another uptown project or is really Center City Green getting underway.

    In case you missed this update on Uptown Charlotte Real Estate, the parcel of land wedged between The Time Warner Arena (formerly Bobcat’s Arena), Imaginon, and the Holiday Inn, is going to be a mixed use development. It will house a parking deck, condos, restaurant, and green market featuring fresh meat, vegetables, and fruit.

    Metropolitan’s newest commercial tenants

    While looking for commercial space for a client this past week, I requested some additional information on Metropolitan from the commercial brokers that have it listed. In the .pdf packet of information that I received, I learned about more of the new tenants in the development that has been redeveloped where Midtown Square and Charlottetown Mall once stood. Here are a list of the tenants announced so far:

    Novare’s second building in uptown Charlotte will begin sales in a couple of weeks. The building is really taking shape and is scheduled for completion late this year with residents moving in at the beginning of 2009.

    As with their first building, Avenue, Novare’s Catalyst will offer uptown resident hopefuls a more affordable option for a condo in center city. One bedroom condos will start in the $180’s; one-bedroom + den homes will start in the $250’s and two-bedroom homes will start in the $330’s.

    New townhomes with garages at “Sixth at Gateway”

    Sixth At Gateway Sign Ryan Homes will be breaking ground soon on its new townhome development wedged between Gateway and Irwin Avenue Elementary. They are beginning sales now with prices starting in the mid 200’s.

    I love the area these are being built because I went to school at Irwin Elementary and its nice to see the neighborhood improving with some new construction.

    With all the development and land swapping/puchasing going on in this area of Third Ward, “Sixth At Gateway” is poised to have its new home owners see some good appreciation.
